Property Taxes and Assessments
Property taxes are a vital part of how the Summer Village of Sunset Beach operates and provides services. Each year, property owners receive a combined tax bill that covers three key components:
1. Municipal Taxes
This portion of your tax bill is set by the Summer Village and funds the day-to-day operations and services that help keep Sunset Beach running smoothly.
Municipal taxes support things like:

Road maintenance and snow removal

Parks and recreation areas

Administrative services
-
Bylaw enforcement
-
Community projects and infrastructure
2. Alberta School Taxes
The Province of Alberta requires all municipalities to collect school taxes on behalf of the provincial government.
These taxes fund public education across Alberta.
Important to Know:

The Summer Village has no control over school tax rates.

We are simply responsible for collecting and forwarding this portion to the Province.
3. Greater North Foundation Taxes
A portion of your tax bill also supports the Greater North Foundation, which provides affordable housing and seniors' services throughout the region.
Like the school taxes, the Summer Village is responsible for collecting and forwarding these funds, but we do not set these rates.
Tax Notices and Payment Information

Tax notices and assessments are mailed out in May each year.

Taxes are due and payable by August 31 of each year.

Monthly Payment Plan
The Summer Village of Sunset Beach offers Monthly Installment Tax Payment Plan to help residents manage their property tax payments more easily.
Under this plan, property owners can choose to pay their annual taxes in monthly installments rather than in one lump sum.
To enroll, your property tax account must be in good standing (no outstanding arrears).

Late Payment Penalties
As outlined in Bylaw 146-25: Tax Penalty Bylaw, the following penalties apply to unpaid taxes:

September 1: 6% penalty on the unpaid balance of the current year's taxes.

October 1: 5% penalty on the unpaid balance of the current year's taxes.

November 1: 5% penalty on the unpaid balance of the current year's taxes.

December 1: 2% penalty on the unpaid balance of the current year's taxes.

January 1 (following year): 18% penalty on the total amount owing, including previous penalties.
Note: Failure to receive a tax notice does not exempt the taxpayer from these penalties.

If you believe your property assessment is incorrect, you may file a complaint.

Only the municipal portion of your taxes is controlled locally.

School taxes and Greater North Foundation taxes are collected on behalf of outside organizations.

Tax notices are mailed in May, and payment is due by August 31.
